This North Seattle PVC flat roof project replaced a failing Torchdown roof system with a high-performance 50 mil IB PVC membrane. Located in North Seattle, Washington, the home needed a complete low-slope roof assembly upgrade, including insulation, sheathing, and improved daylighting through new skylights.
Project Overview: North Seattle PVC Flat Roof Replacement
The Pinnacle Roofing crew stripped the old Torchdown roof and discovered the original insulation dated back to 1963, with no remaining R-value. The owner chose to replace it entirely with Roxul R-30 insulation batts, the maximum thickness that could be used while still maintaining proper airflow in the low-slope roof cavity per code. After installing new 1/2-inch CDX sheathing, the team added a 1.5-inch Poly-ISO board over living-space areas to keep the dew point out of the roof assembly.

IB PVC Membrane Installation and Upgrades
The new 50 mil IB PVC membrane was fully adhered in the field and mechanically attached in the perimeter zones for a secure, watertight finish. While the roof was open, the crew also installed a new bathroom vent fan and two CrystaLite skylights to bring much-needed natural light into the home. The chimney was rebuilt from the roof line up to complete the weatherproof system.
