01 Overview

Description:

This is a Mukilteo commercial flat roof where we installed a new mechanically attached 60-mil IB Roof System after removing the old hot tar roofing assembly. Because the parapet walls were concrete tilt-ups, we used IB Roof Systems’ special CB-10 concrete fasteners and wrapped all walls with PVC to ensure a watertight roof system. This is especially important because cutting counter flashing into concrete walls can be extremely problematic. Moreover, the terminate and caulk method most contractors use will fail and result in leaks.

Mukilteo Commercial Flat Roof Project

Pinnacle Roofing Professionals completed this Mukilteo, Washington commercial flat roof project by removing an old hot tar roofing assembly and installing a new mechanically attached 60-mil IB PVC membrane roof system. The building featured concrete tilt-up parapet walls, which require special detailing to keep water out. Instead of cutting counter flashing into the concrete — which can be unreliable and leak-prone — we used IB Roof Systems CB-10 concrete fasteners and wrapped all parapet walls with PVC membrane to create a continuous, watertight seal from the roof field up and over the walls.

Why Wall Detailing Matters on Concrete Tilt-Ups

Many contractors rely on a terminate-and-caulk method at the wall-to-roof junction. On concrete tilt-up construction, this approach often fails as the caulking degrades and water finds its way behind the termination. By wrapping the parapet walls with the same PVC membrane and fastening with IB’s CB-10 concrete fasteners, the waterproofing layer extends uninterrupted from the roof deck up the wall and over the top, eliminating the common leak path.
