The Roof: 80-Mil IB PVC Membrane with Tapered Insulation
For this Bellevue home, our crews installed a new 80-mil gray PVC membrane roof system from IB Roof Systems — a heavy-duty single-ply membrane well suited to the low-slope roof planes common on mid-century and contemporary homes in the Enatai area. Beneath the membrane, tapered poly-iso insulation was installed at a 1/4-inch-per-foot slope, building positive drainage into the roof assembly so water moves to drains and edges instead of ponding.
The project also included finish carpentry and masonry work that flat roofs demand: new cedar fascia around the entire perimeter for a clean, durable edge detail, and a chimney rebuilt from the roof line up so the new membrane could be flashed to sound, properly sized masonry — not to a deteriorated stack.
Solar Done Right on a PVC Roof: 24.36 kW Tesla Array
On top of the new membrane, we installed 58 Tesla 420-watt modules for a total system size of 24.36 kW. Attachment matters as much as the panels themselves on a single-ply roof: the array is mounted on QuickMount standoffs finished with IB short A-cone PVC flashing details — heat-welded PVC flashings that become part of the membrane system, rather than screw-and-glue pucks that rely on sealant alone. The result is a solar attachment approach that keeps the roof’s waterproofing integrity and the warranty chain intact.

The electrical scope included two SPAN smart panels, giving the homeowners circuit-level visibility and control of their home’s energy use from an app. The new solar system was interconnected with two existing Tesla Powerwall 3 batteries already on site, tying production, storage, and home loads into one coordinated energy system.
